What does a Mold and Air Quality Inspection Include?

When you’re concerned about what’s in the air you breathe, this inspection brings clarity. Our Certified Master Inspector, also mold certified, performs a detailed evaluation of your home’s indoor environment — looking for signs of moisture intrusion, microbial growth, and ventilation issues that can affect air quality.

We use air sampling and accredited laboratory analysis to identify airborne mold spores and other particulates. You’ll also get a visual assessment of areas prone to hidden moisture, thermal imaging and moisture meters to help pinpoint potential problem spots behind walls or under flooring.

Your report includes lab results, photos, and clear explanations of what’s performing well and what may need attention — so you can make informed decisions about remediation or maintenance. It’s all about helping you breathe easier and protect your home’s health for the long term.

🏠 Air Quality and Mold Inspection

  • Visual inspection of accessible areas (including attic and crawlspace) for signs of moisture intrusion or microbial growth

  • Thermal camera and moisture meter testing to detect hidden dampness behind walls or under flooring

  • Air Sampling to measure AQI (Air Quality Index), Relative Humidity, TVOC (Total Volatile Organic Compounds), HCHO (Formaldehyde), CO (Carbon Monoxide), and Particulates

  • Three air samples collected and analyzed by an accredited laboratory (Sporecyte or equivalent)

  • Up to two surface samples if visible microbial growth is present

  • Detailed report with lab results, photos, and clear recommendations for next steps
